Role Overview
We are looking to recruit a reliable, proactive and experienced Maintenance Technician to provide day-to-day maintenance support across our supported-living houses throughout Surrey.
This is a mobile role involving travel between a number of occupied supported-living properties. The Maintenance Technician will report to the Facilities Manager and Director of Housing and will work closely with Project Managers and support staff at each property.
As the work is undertaken within people's homes, the successful candidate must be professional, respectful and understanding when working around the people we support, some of whom may be vulnerable or have additional support needs.
Main Responsibilities
Carry out day-to-day repairs and general maintenance across supported-living properties.
Undertake basic plumbing, carpentry, decorating, minor repairs, fixtures and fittings and other general maintenance tasks.
Attend maintenance requests allocated by the Facilities Manager and prioritise work appropriately.
Respond appropriately to urgent maintenance and health & safety issues.
Identify defects and determine whether they can be safely repaired in-house or require a specialist contractor.
Not undertake specialist or regulated work unless appropriately trained, competent and authorised to do so.
Keep the Facilities Manager updated on the progress and completion of maintenance jobs.
Report any additional defects, property damage or health & safety concerns identified while attending a property.
Maintain accurate records of work completed, including photographs where required.
Liaise professionally with Project Managers, support staff, contractors and other colleagues.
Work safely within occupied properties while minimising disruption to the people living there.
Follow organisational procedures relating to health & safety, safeguarding, confidentiality and lone working.
Maintain appropriate professional boundaries when working around the people we support.
Essential Requirements
The successful candidate must:
- Have good all-round general maintenance/handyman experience.
- Be competent in basic plumbing, carpentry, decorating and general property repairs.
- Have their own suitable vehicle for travelling between properties throughout Surrey.
- Have their own tools suitable for general maintenance work.
- Hold a full UK driving licence.
- Be reliable, punctual and able to work independently.
- Be able to organise and prioritise a mobile workload across multiple properties.
- Have good communication skills and provide clear updates on work undertaken.
- Be comfortable using a mobile phone/app or work-order system to receive jobs and update their progress.
- Have a good understanding of health & safety and safe working practices.
- Be professional, patient and respectful when working within supported-living environments.
- Understand the importance of safeguarding, confidentiality and maintaining professional boundaries.
- Be willing to undertake an appropriate DBS check and other required pre-employment checks.
Desirable
- Previous maintenance experience within supported living, social care, housing, residential care or facilities management.
- Relevant trade or maintenance qualifications.
- Health & Safety/manual handling/asbestos awareness or similar training.
Person Specification
We are looking for someone who is dependable, practical, organised and takes ownership of their work.
They should be someone who can be allocated a maintenance request, attend when expected, assess the problem, complete the work safely and to a good standard, and report back clearly.
Communication is particularly important. If a job cannot be completed, parts are required, access is unavailable or a specialist contractor is needed, the Maintenance Technician must inform the Facilities Manager promptly rather than allowing the job to remain outstanding without an update.
Above all, we need someone who understands that these properties are people's homes, not simply worksites, and who will conduct themselves accordingly.
Own vehicle and own tools are essential requirements for this position.
